It was centeral to the city.

We feel breakfast should have been included in the cost, the additional cost of breakfast for 3 mornings did add significantly to the total cost of our stay.

The initial welcome to the hotel was good.

The room was not cleaned properly Dangerous objects were left in the room. The hotel overcharged on room service.

They upgraded me to a suite! I was a happy bunny. Everything worked, the whole process was very relaxed, great location and fantastic value for money.

Very little. A couple of minor niggles, but nothing of any note.

centrally located & comfortable accommodation, overall the hotel is has the attributes of four star accommodation.

Hotel restaurant food portions are to small, over priced and of moderate quality. Bar food is cheaper and better quality. Far to much street noise in bedrooms, window glazing is poor for noise insulation. Lack of air conditioning is a negative.

"(+)Excellent location, helpful staff, good refurbished rooms, some parking available (£15 per night). (-) Too much noise and banging of doors (very thin walls, you can hear people talking next door!)" (97303757)

    Newly refurbished, helpful staff

Lots of noise (very thin walls and doors), hairdryer is there but nowhere to connect to (not thought through), hot and cold taps are mixed up, etc. A bit more thinking and planning could have helped

"Very good value for money in the heart of Edinburgh. Delivered everything of a better class hotel that everbody can afford. When staying in Edinburgh again would not spend any time trolling through net to find any better." (97028070)

The beds were an absolute dream to sleep in, wish I could have slept later.

When leaving accommodation key locked out and was unable to return to pick up something I had left.

"When we arrived at the hotel they didnt have any record of our reservation. Luckly i had the confirmation number with me so it got sorted out in the end... after 30 minutes of waiting in reception! On the up side the staff were really helpful and the room was nice. The hotel has a brilliant location and if you cant get parked in the hotel car park there is a public NCP car park right next door which costs £18 per night. Would stay there again in future." (97622255)

Nice room, helpful staff, good location

    Problems with check-in.

"The hotel was very pleasant and couldnt have been better situated for the playhouse theatre breakfast first class and it certainly was advantageous to prebook breakfast. One small defect - bathroom sink was cracked right across the middle and they had made an attempt to fix it with sealant but it looked terrible it would have paid to have the job done properly. very clean and tidy and we would certainly use this hotel for our future overnight stays" (97419373)

"The rooms at a quick glance are pleasing on the eye , however the rooms are becoming tired/ slightly tatty !!!!!!!!! Upon closer inspection , the carpet is coming away at the joins , the window could not be left ajar , only by inserting a old piece of wood left on the window ledge could you keep the window ajar, some of the heating/ piping is old , shabby, dust which has obviosly been there for a longgggggggg period lies collecting more dust. I had stayed there also two weeks previous , the tv did not work , the messages received light on the fone did not work , i mentioned this at check out , but the receptionist did not make a note of these observations , she just said it would be looked into!!!! The hotel cannot be faulted on its location , 3 and a half stars is just about right , if it ever wanted to gain four stars a lot more attention to detail needs to be rectified." (97011509)

Was given a very good sized room (albeit it with a slightly squashed bathroom). The hotel was better than I expected and would consider staying there again." (99320531)

A very squeaky bed. OK for just me though!!

With the hotel located at the end of Princes St and George St it ticked all these boxes. The room was clean and a good standard. The hotel was also close to St James NCP carpark which offered reasonably priced parking. Definately will go back if we are in Edinburgh again." (99581346)

"My husband is blind and as we were travelling with a guide dog the ease of access and location were important so we were pleased to find the hotel suited us perfectly. We found the staff to be very efficient and attentive but not in your face if you know what I mean.Excellent choice at breakfast and thought the room service/restaurant prices reasonable. We are planning another stay to do some shopping soon and can relax and look forward to it now. Thankyou." (99606302)

The overall standard of facilities, central location and ease of access, also the room was extremely comfortable

Only trivial things-extractor fan in bathroom wasn't working and I would have preferred a pot of coffee at breakfast rather than having to refill my cup but I'm sure if I'd mentioned this it would have been changed!

"The location of this hotel was ideal but you need to be prepared for noise, which I would have liked to have been informed of before I booked. I have stayed in hotels in Edinburgh centre previously and they weren't as noisy. I wouldn't have rated the room I stayed in as a four star. I was particularly aggrieved at being given such a small room and my parents being upgraded to a suite, particularly the underhand way the receptionist informed my parents that they had been upgraded (when i had left reception)." (3305195502)

Location. Right on Princes Street, ideal for shopping and sightseeing and all amenities.

Noise in the hotel room. Our room was situated on the main road and we were right above the entrance to St James shopping mall which was extremely busy. Also there were fire engines, police sirens and the brakes on buses screeching every 5 mins. Our room was small and so was the bathroom. The room was in need of some decoration and maintenance. The window frames were cracked and peeling and you couldn't open your window. The wallpaper in parts was shabby and the shower curtain rail rusty. From the room i was in i wouldn't rate it 4 star. To add insult to injury the other couple I was with were upgraded at no extra cost to a suite. The receptionist only informed the other couple once we had left reception and headed towards our room. I wouldn't care the booking was under my name!!!

"I had to go to Scotland at very short notice for a funreal, and had to book a hotel. All I could get on the web was a single room.I travel alot in my job and would normaly have a double room at least.I picked this hotel because it was in the center of town. When I got there I was pleased to see that I could upgrade to a suite for 50 pounds a night extra ,the room was excellent.Inclued in the upgarde was many extras bathrobe wine friut dvd player mini bar so I thought that this was a good deal,However none of the above arrived I asked reception on both days and they said that they would put them in the room, they never arrived.A bit of a let down really but has not put me off staying there again.Very helpfull staff,Jack the porter was great helping me with my plans for my trip to the funreal thanks Jack.Mellisa on reception also was very plesent. When I went to check out the hotel noted that I did not get the extras in my room and changed me for only one nights upgarde instead of two, good PR but I would not of upgraded if I needed the money it was the extras that I wanted. All in all a very nice hotel just let themselfs down on the extras that they promised.9 out of 10.Sorry for spelling I am from Spain" (3305294692)
