When booking we made an inquiry about if it would be okay if we arrive rather late. We never received a reply on this but had to ring the hotel. Apparently they hadn't even received the inquiry. Why have a "general comment" (or similar) in the booking form if the information doesn't go through to the hotel?

Location of the hotel. Excellent restaurant in the neighbourhood. Friendly and skilled staff. The manager knew a lot about the history of North Ireland. He arranged also an excellent tour for us with a private tourguide.

"I could see the advantage of staying in that part of Belfast city if you had your own car. If I had known how far it was from the centre, I would have chosen a B&B closer to the centre. This was particularly evident on the Sunday that I checked out, when there was no bus service." (108054862)
The building and decor were lovely and it was close to public transport facilities. The room was pleasant, nicely furnished albeit a bit small.
The proprietor was cold and unhelpful. I was woken up at half four in the morning by a group yelling in the street outside. When I went down to see if I could talk to the night manager, the proprietor was sitting in the living room and told me there was nothing he could do about it. In actual fact, if it was bothering other guests he could have phoned the police.

As we would be late arriving and reception closed at 10pm, I had informed the hotel previously and had been given the code to open the door, but someone waited there to allow us entry

No comment. We didn't stay or use the room.
On the ceiling over the window there was a large area of damp damage with what appeared to be a possible health hazard from mould. Also what appeared to be mould on the wallpaper adjacent to the left side of the shower stall. The room was also cold.

No discount for not having breakfast (I had an early morning flight) My room lights did not work when returned late that night or when I got up at 6:00am Had to sit on the toilet almost sideways, with my chin resting on the sink

i do not really have many, except the staff were friendly..
Information on internet not accurate. facilites primative. shower would only run cold water. Linen was bitty and old.. The room was pokey and the environment lacked in ambiance,style and class. At £62.oo pound it was extreamly overpriced...

"The hotel is in a fairly run-down area of Belfast. Throughout our stay there were only very young and/or inexperienced staff on duty, albeit we were there for only one night. Our room had no kettle (though there were cups, teabags etc) and the member of staff on duty was unable to get us one. Our wash hand basin was choked and had no stopper, the towels were stained, there was no hot water when we tried to have a wash at 10.00pm, there were loose tiles on the bathroom floor, there were several unrepaired holes in the walls, the windows were dirty inside, the bathroom walls were covered in stains, and there were no bedside lamps. Overall, the premises (and certainly our room) needed a good coat of paint. The charge of £65.00 per double ensuite was excessive given the location and condition of the premises - I've had much superior accommodation for £40.00. I've given the online booking process only a 'fair' comment because, while it worked smoothly enough, your system seems to lack adequate monitoring by you of the premises you allow to advertise through your site. You need to be able to ensure that substandard accommodation is not allowed to use your site for bookings, so that the public can have confidence in what you offer." (97644360)
The room was relatively clean and the bed was comfortable.

warm welcome, nice room, made us a wonderful lunch because we left early, and they had it ready on our door knob waiting for us when we left. very nice people, extremely comfortable beds, and cut well=lit room overlooking the park, nice secure front door, charming rooms downstairs, had everything we needed - thank you - great location in quiet pretty area
the mat to stand on in the shower was pretty disgusting on the bottom side...yick...so i didn't use it, but it needs to be bleached, or thrown out...that's the only bad thing and yes, i would stay there again

"On week days, the access by public transportations is easy but it becomes very difficult on saturdays and sundays. No direct service on Sunday. Transportation is required since there is nothing at close range from the hotel. The second room was just on the street with lots of noise all the night from the street." (97131343)

The view from our room was great. It was also had quite a lot of space.
The lights that shone onto the front of the house came straight through the windows. As the curtains were not heavy, much of the light came through and one didn't know if it was day or night time. I would recomend turning them off at 10 or 11pm so that travelers can sleep. Our bed also squeeked (though was one of the most comfortable we have stayed in for a while)and the floor boards were cold to walk on.

The place was clean and the owners very nice and helpful. The B&B is also very well located, not far from the city center and in a quiet area. The common rooms are pleasant and light and the breakfast very good and well served.
The shower in the room was not working, the smell of the kitchen (Irish breakfast) was really strong in the rooms (room located over the kitchen....) The bed was noisy (grating).

Clean.
Staff seemed incapable of any human interaction. I grreted one and tried to speak to her but she just stared at me. I think a little training in customer service would help. Gentleman who was managing place was very pleasant and helpful.

"The service was excellent, there was no curfew or imposing restrictions, it was similar freedom to being at home. The manager would even book our taxis for us which was great, or room was on the groun floor beside the kitchen and evin with this being a busy area of the B&B there were no noises. There was a kettle and free tea/coffee and buscuits in the bedroom. An excellent place to stay and definatly would revisit in the future." (97188549)

"I believe that the hotel might best be described as 'homely' and the owner and his family were congenial hosts. Other than the lack of en-suite facilities, I believe the matters I refer to earlier could all be resolved with just a mite more attention to detail and at very little cost.I have not looked at the hotel website again before completing this review, but had I been aware that it was not en-suite I would not have booked - though again I accept that I should have paid more attention to detail myself before making the booking." The atmosphere was cordial.
I was unhappy at what appeared to be pubic hair in the plug-hole of the wash-basin - I shudder to think how it might have got there. The TV remote control was inoperable due to there being no batteries therein, although I appreciate that it may have been a previous guest who removed them. Due to my own negligence I did not notice on the website that the room was NOT en-suite, again, not quite what one expects in the new millennia.
