Room was clean and large.
When we arrived there was no one there and we had to wait outside for 15 mins until the person arrived.A sign on the door to ring for assistance is not very professional

"Initial imipression on entering the hotel is poor with view straight into kitchen. Artificial flowers in hall are not attractive. The good display of leaflets in the lobby was let down by a very unattractive cabinet. Some sort of reception area would have been nice. Seats in dining room are heavy and very uncomfortable. Accessories in dining room are cluttered and silver ware was not polished. Although the ceramic ware in the bathrooms was clean the skirting,shelving and plastic flowers were very dusty and had obviously not been cleaned for quite a while. My elderly Mother had problems with the pop-up waste which would not pop-up. She also could not turn the shower control. The stair lift was useful for her but when it stayed at the top of the stairs, it made the top few stairs very difficult to negotiate on the inside of the corner of the stairway. A second handrail on the right hand side would have been useful- it appeared to have been taken away. Having the TV on at breakfast was unnecessary in my view. Packs of Flora as well as butter would have been nice and artifical sweetners on the table. Choice of cereals and juices was good. Secondary double glazing on front bedroom windows might cut down the noise of the cobbles which woke one up at 5.0 am onwards." (3304775143)
Good facilities in bathroom - heated towel rail, mat, soaps, hot shower etc
Sheets and plastic cover on bed did not fit and came adrift. Bed hard. Bedside lights too low to read by.

"this hotel is well situated from princes street and waverley station (10 min uphill walk). It is also near various pubs. Some late returning guests woke me up but otherwise was fine." (97584594)

located within easy reach of edinburgh city centre, easy access for transport. Friendly staff, everything available for the business traveller

not much, to be honest. The breakfast was good, and the guy who looked after the hotel in the mornings was cheerful and helpful.
Noisy. No proper curtains to keep the light out. No toiletries provided except small soap. Television permanently on in breakfast room. Sheets too small, and polythene between sheet and mattress - desperately uncomfortable. Very noisy bathroom fan.

clean bathroom and room, duty manager very nice
no alarm clocks and wake up means, first night the shower stall could not close, second time, initially was unable to register at 7:45 pm, first night no one could give me information on buses or getting back to main part of town

it's convenience, spacious room, good food
poor level of cleanliness, the room fittings were tired but clean, my main problem was the amount of dust from the plant and towel rail in the bathroom to the skirting boards in the bed room, plus the fact that a used shower gel packet was left in the shower

"We had a very pleasant stay at Relax Guest House. The proprietor and staff were helpful and the accomodation was very comfortable, a lovely double room at the rear of the property on the top floor. We would definitely consider visiting again." (3304096255)
Location and ease of access to City centre.
There were a number of very minor faults with the room:- top hinge coming off door, one saucer, two light bulbs not working, no spare toilet roll, no remote control to tv.

"It is a quiet area but you can walk to the city centre, so it is perfect for travellers, however if you are with old people or young children, it would be bit far to walk. Even if you use taxi, it won't expensive though. There are many restuarants and cafe around this area as well. There is one of the best fish and chips in Scotland near the hotel!" (3304626894)

Good location.

Nice size room, well furnished and all facilities necessary in room. Excellent location.
Very disappointed with the cleanliness, whilst towels were changed daily, the carpet was not vacuumed or the shower, loo and washbasin cleaned during the our 5 day stay and neither was brilliant to start with.

"I stayed in one of the family rooms with my two teenage daughters and we found the Relax Guest House to be friendly and well placed for getting into the city centre. It is situated in a fairly quiet area, so we weren't disturbed by noise at night." (3304056311)
The owner was extremely helpful with advice regarding local transport and sightseeing.
It is quite a steep uphill climb into the city centre, but local transport is very reasonable and frequent.

"Looked very clean, room was well presented. Not a huge selection of beakfast food, but what was served was tasty. Helpful staff, in deciding what to see first and what could be avoided. Only down side for the hotel is the actual location. It's at the bottom of a steep hill. So to walk to the attractions, it can be a long trek up hill for about a half a mile. Better to take a taxi from the rank very close, and pay the £4." (3304501134)
Clean, Decor, Location to attractions, pleasent and helpful staff.
No bath, just a shower room. So not a big failing, but after a long day on your feet a bath would have been nice.

"Although the house is lovely and the rooms pretty the ensuite was small containing only a shower (no Bath). The satellite tv is only available in the lounge (no choice of channels in the room). The bed was very uncomfortable as the sheets were too small and there was a plastic undersheet which was not completely covered making the bed hot and sticky. It was a convenient location 20 mins uphill walk to Princes St Gdns. There is no parking and you can only leave your car in the pay and display for 4 hours during the day although it is free after 5.30pm" (3304245722)

plastic sheets and top sheets that were too small for the very uncomfortable bed. Also rooms available at £15 less than we paid.

"The stay was excellent, we even borrowed an umberella from the reception when the rain came on. Very friendly and accommodating. Would have been nice to know the hairdryer, iron etc was available before we left, could have reduced the weight in my good lady's suitcase!" (2742435)

More tables at breakfast. Noisy extractor fan in bathroom to room 7 stayed on for one hour after switching the light on. Manager said he would fix but if you are allocated room 7 make sure it has been fixed.

Really nice pleasant rooms, very clean bathrooms and nice staff
Some guests were very noisy in the early morning hours,so staff should be made aware of this, to stop it happening to others.

The hotel is very conveniently situated and the staff is very friendly and helpful. The occasional music evenings in the hotel bar were a pleasant surprise.
The bathrooms should definitely have a shower fitted!!!! And the breakfast should be served earlier than at 7.30, which is too late for a serious trekker.

The room was spotless and looked more like a normal bedroom than a hotel room with lots of extra and unique furnishings. Well cooked breakfast and extremely helpful staff making an enjoyable stay.

Location and friendliness of staff. The breakfast was fine and the beds comfortable.
The rooms were not particularly well decorated and the basement room that my father occupied had a smell of damp. There was a problem with one of the electrical sockets as its casing was detatched from the wall. Also the shower screen fell down.
