very clean, friendly service, excellent breakfast.
If I'd been stying longer than 1 night I would have needed an ensuite room. For 1 night wasn't an issue.

No bad pointsd ( except lack of parking) but with a visitor's pass (£2) given out from the hotel we found this acceptable

Friendly staff, quick check-in. Excellent overall experience.
The smoking area to the back was inaccessible later on in the evening as the handle of the door was broken and it needed a member of staff to open it. However, we could go out the front.

"This is a new business which "aims to please". The owner has set very good standards which I have no doubt will only imporve as the business matures. Overall a good experience and value for money." (107106779)
Accommodation was as described in information received. All services demonstrated good hygiene standards. Public car parking was available although the guesthouse has limited private parking. Breakfast was good and the owner was very helpful, friendly but not intrusive.
Our accommodation was on the third floor but this information was not available at time of booking. There are no lifts available.

"A short stay to watch my beloved Luton win at St James Park. Although we only stayed for one night the experience was more like staying with old friends and I can not recommend this hotel highly enough unless you prefer the drab, everything identical, big hotel groups. G,L and 'M', thank you for a lovely stay and look forward to the new Jacuzzi next season! " (107275410)

Very, very welcoming. A very pleasant atmosphere and courteous service
Parking a problem. They are refurbishing 2 garages so will still be a local problem with a number of guests. Woudl be preferable to have allotted on-street parking
